Disaster prevention measures

Building safety assessment support system

In the event of a major earthquake, acceleration sensors installed on each floor will automatically assess the safety of the entire building, immediately grasp the extent of the damage, and encourage prompt and appropriate evacuation.

Vibration-damping structure

The building is equipped with a vibration control system that absorbs and suppresses the energy that would cause the building to shake during an earthquake.

Emergency generator that can operate for up to 72 hours

In the event of a disaster, the building's shared emergency generator can operate for up to 72 hours. The building's generator can also supply approximately 15VA/m² of power to the rental rooms on each floor for 72 hours*1. In addition, space is provided for the installation of customer-specific generators*2.

  • *1Wiring and a switchboard must be installed to supply power to the rental room (optional).
  • *2Emergency generator and oil are available as options.
  • *This equipment does not guarantee the operation and maintenance of customer equipment or uninterruptible power supply.
    A UPS is required for uninterruptible power supply.
  • *The entire building will be shut down during annual inspections of electrical facilities as stipulated by the Electricity Business Act.

Dual water supply system

Groundwater is taken in through a filtration system and supplied to various locations within the building, ensuring a continuous water supply even in the event of an emergency.

The toilets are planned to be usable for 72 hours* after a disaster occurs.

Initiatives against infectious diseases

Smart elevators

Elevators are assigned according to the destination floor of building users and operation is automatically controlled, eliminating congestion in elevator halls and shortening waiting and riding times.

Workers app helps avoid congestion

We introduced a workers' app that allows us to monitor the usage status of shared facilities.
In addition to displaying congestion information for smoking rooms, workers' lounges, and HooK's event lounges, it also displays the occupancy status of HooK's coworking spaces and the availability of each restroom.

Environmentally conscious initiatives

Achieved "CASBEE Sapporo A Rank"

The facility received high marks in areas such as efficient energy use, resource conservation through the adoption of recycled materials, and service performance including the durability and reliability of the building, achieving an A rank.

Obtained "ZEB Oriented*" certification.

By introducing environmentally friendly technologies, we achieved a BEI (Body Energy Intake ratio of design primary energy consumption to baseline primary energy consumption) of 0.60 in the office area and obtained "ZEB Oriented" certification.

Renewable Energy Initiatives

By introducing renewable energy sources such as green electricity, we aim to reduce the environmental impact associated with building operations. Furthermore, by enabling tenants to utilize renewable energy, we contribute to promoting decarbonization.

Based on the above-mentioned efforts to consider the global environment, the building has been certified as a "Zero Carbon Promotion Building" under Sapporo City's "Sapporo City Center E! Urban Development Promotion System."
