The Dai-ichi Life Insurance Company, Limited (President and CEO: Seiji Inagaki), Marubeni Urban Development Co., Ltd. (President and CEO: Junichi Batai), Sogo Housing Co., Ltd. (President and CEO: Atsushi Nagayama), NTT Urban Development Corporation (President and CEO: Hiroshi Tsujigami), and Nomura Real Estate Development Co., Ltd. (President and CEO: Daisaku Matsuo) announced their urban development concept in December 2019, and "SETAGAYA Qs-GARDEN," which has been developed in collaboration with five companies, will open on Saturday, March 25, 2023.
Setagaya Qs-Garden is located on a site of approximately 9 hectares, and is based on the concept of "a town that enhances the well-being of local residents - a town where residents of multiple generations can continue to live healthy lives while enjoying safe and fulfilling interactions." It includes multi-generational apartment complexes (family condominiums, student residences, health-promoting rental senior residences), local sports facilities (Dai-ichi Life Sogoen Ground and tennis courts, J&S Field, running course), and local community facilities (Qs ANOTHER HOUSE (Kofutei), Sogo Memorial Hall, lawn plaza, clinic mall, and the ward-run Kuda Matsunoka Park). Furthermore, the plan calls for opening to the local community the rich green environment, rare in Tokyo, which has been protected for approximately 70 years since the opening of the existing facility (Dai-ichi Life Sogoen Ground) in 1954.
Utilizing the grassy plaza at the center of the town, a "Town Opening Event" was held on March 25th as a springboard for future town management. With the theme of "Hello! in the Qs-GARDEN," the event aimed to restore happiness (well-being) for local residents by using the town as a medium to reconnect the connections and ties between people and the community that had become weaker during the COVID-19 pandemic. The event was a great success, with many local residents attending and participating in workshops that brought together multiple generations, including music, art, and sports.

Going forward, we plan to continue implementing town management activities to enhance the well-being of local residents through health promotion, support for the elderly, community revitalization, children and education, sports promotion, safety and disaster prevention, and environmental considerations.

- A new running course has been created that circles the grounds and is available to everyone. The course, which is approximately 1km in circumference, was supervised by the Dai-ichi Life Group Women's Track and Field Club and is the perfect course for running. In addition to providing the experience value of running the same course as top athletes, it also contributes to promoting the health of local residents.

- Qs ANOTHER HOUSE
- The historic building (the Baba family's Karasuyama villa)* has been renovated and utilized to house rental space, a smart store (an unmanned convenience store), and a workroom with a kitchen. * Completed in 1937 (Showa 12), it was designed by architect Tetsuro Yoshida, who also designed the Tokyo Central Post Office. It has been selected by DOCOMOMO Japan as an example of Japanese modern movement architecture.

- Sogo Memorial Hall
- The former home of Yano Tsuneta, founder of The Dai-ichi Life Insurance Company, was relocated from Denenchofu in 1986 (Showa 61). The existing building has been renovated and utilized, and a tea room and rental space with a grand piano will be added. (*) Completed in 1927 (Showa 2). Relocated in 1986 (Showa 61).
It was designed by Matsumoto Yosaku (maintenance manager at Dai-ichi Life), who was also one of the co-designers of the Hibiya Dai-ichi Life Building.

<Future town management activities>
Utilization of community spaces (Qs ANOTHER HOUSE), rental spaces, etc.
The site will be home to a new community space (Qs ANOTHER HOUSE), a workroom with a kitchen in "Kofutei," a tea room in "Sogo Memorial Hall," and a rental space with a grand piano, providing a place for relaxation and interaction for people of all generations living in the area. The space will foster connections (bonds) between generations and enable local residents to achieve their aspirations (self-actualization).
Provision of rental vegetable gardens and agricultural experience programs
The rental vegetable garden on the premises will provide agricultural experiences that are hard to come by in the city. Guests can experience "growing, harvesting, and eating" up close while feeling the seasons. Through urban farming, we also plan to link it to recreational activities for local residents. In addition, we will set up a composting facility (for composting fallen leaves, etc.) on the premises, and work towards realizing a circular economy.
Holding regular events (Well-being Festa)
Starting with this town opening event, we plan to hold regular events (approximately once a year) to improve the well-being of local residents. We plan to hold events on themes such as music, art, sports, and food, incorporating collaborative content with various partners.
