By proactively obtaining environmental certifications such as ZEB, which aims to reduce environmental impact, and WELL certification, which focuses on human health and well-being, the group strives to achieve both high environmental performance and comfort.
Group companies NTT Facilities, Inc. (Head office: Minato-ku, Tokyo; President and CEO: Kazuhiko Matsubara) and NTT Urban Development Corporation (Head office: Chiyoda-ku, Tokyo; President and CEO: Yasushi Ikeda) have calculated the benefits of constructing a new energy-efficient building at the Urbannet Chuo Building (Sendai City, Miyagi Prefecture), the first time for an operational tenant office building. The results show that the combined benefits for the building as a whole amount to 240 million yen per year, including secondary benefits (Non-Energy Benefits: NEBs) of 170 million yen per year and direct benefits from reduced utility costs (Energy Benefits: EB) of 70 million yen per year, comprise 220 million yen per year for tenants and 20 million yen per year for the owner.
As part of its efforts to reduce environmental impact, NTT Urban Solutions Group will continue to improve the accuracy of value calculation logic for both tenants and owners, promote the spread of energy-efficient buildings, and support investment decisions in environmentally conscious measures, thereby contributing to the realization of a safe, secure, and sustainable society for everyone.
■About the calculation results
Secondary effects include improved health, improved intellectual productivity, and BCP
Targeting the performance and efforts of energy-efficient buildings, secondary, indirect and synergistic effects (NEBs) such as "health promotion" and "increased intellectual productivity" are quantified to evaluate secondary effects other than reduced utility costs (direct effect). By improving the thermal and air environment in the workplace, users are expected to maintain and improve their performance through mental and physical health in the form of "health promotion," and to improve concentration and work efficiency in the form of "intellectual productivity."
As a result, the secondary effects NEBs for the entire building were calculated to be 170 million yen/year.
Direct effects of energy-saving buildings on energy-saving costs
Urbannet Sendai Chuo Building has been awarded the highest possible S rank in the CASBEE (Comprehensive Assessment of Building Performance). In addition, by introducing environmentally friendly technologies, the office area has achieved a BEI (design primary energy consumption relative to standard primary energy consumption) of 0.50, earning it ZEB Ready certification.
Furthermore, we are actively implementing initiatives to reduce our environmental impact, such as introducing AI air conditioning in common areas such as the entrance area and co-working spaces, procuring renewable energy such as green electricity, greening the site, and installing chargers for electric vehicles.
As a result, the utility cost reduction effect for the entire building was calculated to be EB: 70 million yen/year.
The combined effect of NEBs and EB was 240 million yen/year for the entire building, of which 220 million yen/year was for office tenants and 20 million yen/year was for the owner. The effect on tenants was calculated by expanding the calculation results for some tenants to cover the entire office area, adjusting for the industries of other tenants.
In addition to the calculated amount above, the "improvement of real estate value" effect on owners is expected to include further increases in the assessed value of real estate at the time of sale.
■Future developments
Based on the calculation results, it was confirmed that tenant-type office buildings with high environmental performance and consideration for Well-Being have many benefits for tenants, such as improved intellectual productivity, health promotion, and in-house awareness, and can provide high value to tenants. Going forward, we will continue to reflect feedback from the building operator and tenant companies of Urbannet Sendai Chuo Building in our indicators, aiming to improve the accuracy of the value calculation logic for both tenants and owners, and to expand it to other buildings.
