NTT Urban Development Corporation (Headquarters: Chiyoda-ku, Tokyo; President and CEO: Yasushi Ikeda) is pleased to announce that construction of its first logistics facility, which has been under development in Yao City, Osaka Prefecture, was completed on Wednesday, August 20, 2025.
Upon completion, the building will be handed over to an SPC (special purpose company) funded by Tokyo Century Corporation (headquarters: Chiyoda-ku, Tokyo; President and CEO: Koji Fujiwara), and it has been decided that NTT LOGISCO Corporation (headquarters: Chuo-ku, Tokyo; President and CEO: Koji Nakae) will move in.
Convenient location for delivery to urban areas and wider areas
The facility is located approximately 3.3 km from the Fujiidera Interchange on the Nishi-Meihan Expressway, making it ideal for logistics, with deliveries to both central Osaka and the wider area possible. It is also an eight-minute walk from Shiki Station on the JR Yamatoji Line, making it convenient for commuting and a highly advantageous location for securing employees.
Facility functions that consider versatility and ease of working
The facility is a four-story, box-shaped logistics warehouse with a total floor area of 24,230.40 m2 that can be divided into two sections, making it suitable for both single and multi-tenant use. It also features an effective ceiling height of 5.5 m, a load capacity of 1.5 t/m2, and a column span of over 11 m, making it highly versatile and suitable for flexible warehouse layouts. Part of the warehouse space is air-conditioned, taking into consideration the working and storage environment. Additionally, as a BCP measure, an emergency generator capable of operating for up to 48 hours has been installed, enabling disaster prevention equipment to be operational and office operations to be carried out in the event of a disaster.
Introducing additional renewable energy through on-site PPAs
The facility has concluded an on-site corporate PPA *1 (power generation capacity: 498.6 kW) with NTT Anode Energy Corporation (headquarters: Minato-ku, Tokyo; President and CEO: Teruyuki Kishimoto) and will use additional renewable energy *2 generated electricity. NTT Anode Energy will install and own the solar power generation equipment on the facility's rooftop, generating approximately 630 MWh of additional renewable energy annually, which is expected to reduce greenhouse gas emissions by approximately 267 tons annually. Furthermore, the electricity used, including that of the tenant NTT LOGISCO, will be 100% renewable energy *3 through the purchase of renewable energy-designated non-fossil fuel certificates, contributing to NTT LOGISCO's sustainable management. This marks the first time that NTT LOGISCO has installed solar power generation equipment in a development property using an on-site PPA scheme.
<On-site PPA scheme>
- On-site corporate PPA (Power Purchase Agreement) is a service in which a business installs solar power generation equipment on its premises and allows consumers to consume the green electricity generated there.
- Additionality refers to how a company's chosen procurement method encourages investment in renewable energy and leads to the substitution of fossil fuels, and plays an important role in the expansion of renewable energy.
- By procuring a combination of renewable energy designated non-fossil fuel certificates, the system will effectively achieve 100% renewable energy. Specifically, electricity from solar power plants will be supplied to target buildings using on-site PPAs, and any shortfall in the solar power plant's electricity will be supplemented by electricity from wholesale electricity exchanges, etc., which will be granted renewable energy designated non-fossil fuel certificates. The supplementary power supply will be provided by Ennet Corporation (Headquarters: Minato-ku, Tokyo; President and CEO: Hiroaki Taniguchi; Retail Electricity Business Registration Number: A0009), a member of the NTT Anode Energy Group, with NTT Anode Energy acting as an intermediary.
Environmental certification efforts
As part of its efforts to reduce its environmental impact, the facility has achieved a 48% reduction in standard primary energy consumption through the introduction of highly efficient equipment such as LED lighting throughout the building, earning it a BELS five-star rating. It has also earned an A rank (four stars overall) in CASBEE Osaka Mirai, which comprehensively evaluates the environmental performance of buildings, including these efforts.
